Home Inspections in Barrie

Too many people think of home inspections as tools for homebuyers only. An inspection is a critical part of any home purchase – I’d never advise anyone to buy a home without one – but I’m here to tell you that inspections are as useful for sellers as they are for buyers.

We know that the decision to buy a home is not an easy one. As one of the most expensive investments of a lifetime, it is reasonable to be a little nervous. Our experience shows that a significant source of the anxiety of purchasing a home is the underlying thought – is this a safe and sound home? A home inspection is designed to answer this question in considerable detail.

A typical home inspection takes two to three hours, during this time the house is examined from the ground up and from the outside in. A good home inspection should include observation and, when appropriate, operation of the plumbing, heating, air conditioning, electrical, and appliance systems, as well as observation of structural components: roof, foundation, basement, exterior and interior walls, chimney, doors, and windows. Findings should be provided in the form of a comprehensive inspection report, which includes an objective evaluation of the condition the home, clearly outlining any existing defects and potential problems.

A standard home inspection includes an evaluation of all the major, accessible elements and systems of a home, including built-in major appliances and is performed according to industry standards. We review all findings with our clients and we then develop a computerized report which typically contains about 60 t0 90 pictures and detailed commentary.

There is no one background that fully trains an individual for all the different conditions that may exist in a home. And even in areas where licensing exists, many programs fall short. Regardless of their technical background or licensing, all home inspectors should be formally trained/certified to perform a home inspection by an organization such as InterNachi, North Americas biggest home inspection association and training organization.

Whenever possible, you should be present. The inspector can review with you the results of the inspection and point out any problems found. Usually the inspection of the home can be completed in two to three hours (the time can vary depending upon the size and age of the dwelling). The Home Inspector must give you a written report of the home inspection within three business days after the inspection is performed (unless otherwise stated in your contract with the Home Inspector). The home inspection report is your property. The Home Inspector may only give it to you and may not share it with other persons without your permission.
